Architectural & Landscaping Modifications
Any owner wishing to initiate new construction or make a change to the exterior of your home or landscaping must submit an application and obtain prior written approval.
Review Fees & Performance Deposits
The following review fees and refundable performance deposits will apply:
Level 1 - $250 Fee, $750 Performance Deposit
· Exterior Painting (different color)
· Replacement of the existing roof
· Hot tub installation
· Fence Installation
· Sail/Canopy installation
Level 2 - $750 Fee, $1,500 Performance Deposit
· Solar installation
· Balcony/handrail alterations
· Landscaping changes requiring excavation machinery
· Replacement of external siding with a different material
· Driveway alterations
· Shed/storage structures
Level 3 - $1,500 Fee, $5,000 Security Deposit
· Additions increasing the home’s current footprint or total square footage
· Outdoor pool installation
· Structural changes to the roofline
· Addition or removal of windows and external doors and/or change of door types
· Addition of a new deck or patio to the property
· New retaining walls or significant changes to the grade
· Deck extensions
· Garage extension

Temporary Tree Protection Fencing
Temporary protective fencing may remain in place for a period not to exceed:
· Six (6) months from the date of installation for evergreen trees; or
· Twelve (12) months from the date of installation for aspens, maples, Canadian cherry, or other deciduous trees.
The property owner shall remove all temporary fencing upon expiration of the applicable protection period unless an extension is approved by the Board due to documented wildlife activity or other extraordinary environmental conditions.
If the applicable six (6) month or twelve (12) month protection period expires while snow cover or frozen ground conditions reasonably prevent removal of the fencing, the fencing may remain in place until such conditions no longer exist. The fencing shall be removed within a reasonable period thereafter.
Temporary tree protection fencing shall:
· Be limited to the immediate area surrounding the tree.
· Not exceed six (6) feet in height.
· Consist of welded wire, mesh wire, or other similarly unobtrusive materials.
· Be maintained in a safe, secure, and upright condition.
· Remain free of advertising, signage, or decorative attachments.
· Be installed in a manner that does not damage the tree trunk, root zone, irrigation systems, sidewalks, or adjacent property.
